Looks like Megaworld is making some major moves in the office sector. The property giant is pouring a whopping P30 billion over the next five years to expand its office portfolio across the country. And they’re not just building more spaces—they’re reinventing, reinvigorating, and reimagining their existing office developments to keep up with the evolving needs of businesses.

More Offices, More Growth

These new office spaces are set to rise in Bulacan, Pampanga, Bacolod, Iloilo, Cebu, Davao, Metro Manila, and even in new growth areas where Megaworld townships will soon take shape. But it’s not just about expansion—these offices are all LEED-registered and certified, meaning they’re designed with sustainability in mind. Expect eco-friendly features, energy-efficient systems, and top-notch amenities that cater to modern businesses.

“We are optimistic about the office sector in the Philippines, particularly as more international companies continue to come in,” says Kevin L. Tan, president and CEO of Alliance Global Group, the parent company of Megaworld. According to him, it’s not just BPOs that are driving demand—even traditional businesses are looking for premium office spaces.

What’s Already Happening?

Megaworld has been busy. This year alone, they’ve already opened 60,000 square meters of office space in provincial townships, including:
• Enterprise One in Iloilo Business Park
• No. 1 Upper East in The Upper East Bacolod
• Pasudeco Tower in Capital Town Pampanga

And the momentum isn’t slowing down. Before the year ends, another 50,000 square meters of office space will be added, particularly in Bacolod, Iloilo, and Cebu.

The Bigger Picture

With 1.6 million square meters of leasable office space in its portfolio, Megaworld is already the biggest office developer and lessor in the Philippines. But they’re not stopping there—the goal is to hit 2 million square meters by 2030.

Megaworld remains the top player in Bonifacio Global City (BGC), where it owns nearly 900,000 square meters of office space. But now, with this P30-billion expansion, the company is making sure businesses all over the country have access to world-class, sustainable office spaces.
